What Affects Roof Pricing?

Roof Size

The overall square footage of your roof has the largest effect on the price as it dictates the amount 
of material and labor that will be needed to 
replace your roof.

Roof Pitch

Homes With lower slope, roof pitches tend to be easier to work on and faster to install. Roof pitches that are much steeper or harder to work on and require more labor hours. Depending on which of these roof slope types your home has it can dictate your cost being on the lower end or the higher end. Also, some homes will fall in the middle as they have a combination of both roof slope types.

Roof Complexity

Some roofs are very simple with very few A’s, valleys, hips, and penetrations that require flashing. Others fall on the other end of the spectrum and have many of these features which cause materials and labor prices to be higher.

Attic Ventilation

Each home has its own unique attic space that requires a specific ventilation strategy. Some homes have very complex roof lines that require very custom intake and exhaust ventilation systems to be installed. Others are very simple and straightforward. It is important to install the ventilation system that best fits your roof system to help keep your attic dry in the winter and as cool as you can in the summer. This will help preserve the life span of the shingle and help keep your energy bill as low as possible.

Existing Roof Removal

If your home currently has more than one layer of roofing material the labor and disposal cost of removing multiple layers will cause the price to increase per layer that is removed. After the removal of roofing materials should damaged roof decking or other roof structural damage be discovered, usually caused by moisture it will need to be replaced before new roofing products can be installed. These repair costs can be unseen until the existing roof is removed and can cause your price to increase.
